Mr. Haines is a full time real estate investor and started Road Home Builders, LLC in Louisiana to help investors learn how to create wealth using real estate.
 
Mr. Haines is involved in several real estate related ventures from Oregon to Texas to Louisiana. He owns rental property, has rehabed property, is involved with raw land development, spec and custom home building as well as investor services including hard money lending and software training for real estate business processes.
 
He has served on the Board of the Realty Investment Club of Houston, a 2,000+ member real estate investor association as Program Director and as Focus Group Director. He currently serves as Education Director on the Board of NOREIA, the New Orleans Real Estate Investor Association.
 
Road Home Builders, LLC provides investors with results oriented training, resources and skills to find, fund, fix and flip properties. It provides construction services to help investors rehab properties to put into rental portfolio or to flip for quick profit.

In 1976, soon after my wife and I were married, we bought our first rental property. It was a new two family brick double which had 3 bedrooms and 2 baths on one side and 2 bedrooms and 1 bath on the other side. We lived on the 3 bedroom side and rented out the 2 bedroom side for $225.00 per month.
 
Our monthly mortgage which included taxes and insurance was $300.00 per month. The IRS allowed us to depreciate the building over a short period of time and write off the repairs at the end of the year. In other words, we were living in a nice new brick building and only paying $75.00 per month. At this point in my life, age 30, I realized that I had to educate myself on the subject of real estate investing, but did not know of any real estate investment groups or investors that could help me.
 
Nine years went by and one day, I read a flyer that was left in a business establishment. It read that NOREIA, was sponsoring a three day Real Estate Investment Seminar. Approximately twenty national and local speakers were to give presentations on various real estate investment topics. I attended the three day event and following that seminar, I joined NOREIA, New Orleans Real Estate Investment Association. I began to buy, wholesale, renovate, and flip single and two family buildings. The better properties I would keep for rentals, the remaining renovated properties, I would sell for $20,000 to $30,000 in profit.
 
This went on for over 20 years until today. My strategy is to buy and sell or wholesale
3-5 properties a year. My niche is to buy fixer up properties in the blue collar, working class neighborhoods. These types of properties are quite easy to renovate and sell, since the After Repair Value is between $100,000 and $150,000.
 
I have had the privilege of serving on the Board of NOREIA for 20 years. I have held the positions of President, Secretary, Newsletter Publisher, Vendor Membership, and currently, Marketing.

Johnnie “Cash” Young

Johnnie Young started his career in the United States Air Force with a 6 year stint before switching services to the United States Navy for an additional 6 years. He retired honorably and then went on to pursue other entrepreneurial ventures

He got his feet wet with his first double in 1986. In 1992 he opened Ninja Japanese Restaurant and still operates it today in its new location.

In 1996 he acquired and built up A & A Custom Cabinets and sold it off in 2000 to buy the building that Ninja Japanese Restaurant is in currently. He used a “no money down”  real estate technique to acquire the cabinet shop and then used another technique of selling it as a lease with an option to purchase. The following year the lesser paid it off and gave him an additional $45,000 in addition to paying the note for a year.

In 2000 he bought the building Ninja is in for $136,000 and invested an additional $350,000 in rehabbing it for a restaurant. The restaurant pays for the building and he recently refinanced for $500,000 putting $125,000 in his pocket to use for other investments.

Since Katrina, he has spent a considerable amount of time fixing his restaurant and rebuilding his clientele but he has purchased a house on Eagle street and flipped it; bought a house in New Orleans for $20,000 and sold it the same day for $45,000; bought a house on N. White St. for rehab and rent; and bought a double in Chalmette for rehab and rent.
